If you are looking for more organic matter you might consider a compost. Generally newly constructed homes seem to have lawns that burn out during the summer. This might be from several reasons. One is that the majority of topsoil was removed when the house was built. Now the clay subsoil doesn't hold enough water for the grass and the lawn burns out letting in crabgrass and other weeds in thinning and bald spots.
